Are For Sale signs permitted? 

Yes. Signs must not exceed two feet by three feet.  Larger signs must be approved by the board.  

 

Are realtor lock boxes permitted? 

N/A

 

Are there any pet restrictions? 

Domestic dogs and cats are permitted (limit two per household).  Pets must be on a leash at all times on the common elements.  Owners are responsible to clean up after their own pet.  See section 3.6 of the declaration for further details.

 

Are there any occupancy restrictions? 

Each unit shall be used as a private dwelling only.

 

 

Are there any leasing restrictions? 

No. See section 4.3 of the Declaration.

 

What are the parking rules for residents? 

Residents are permitted to park in their driveway or garage only.  Please see the Rules for further restrictions on permitted vehicles.

 

What are the parking rules for visitors? 

Visitor parking spaces are for bona fide visitors only.

 

Are there restrictions regarding changes to the common elements? 

The board must approve any changes to the common elements, as well as visible changes to the unit (for example, garage door replacement).  

 

 

Is there sub-metering of utilities? 

No.

 

 

Are there any unusual maintenance items? 

Owners are responsible for cleaning all windows, maintaining and repairing all doors (including garage doors) and removing snow from driveways and unit walkways.  See section 6.1 of the Declaration for further details.

 

 

Are there any bulk utilities included in the common expenses? 

No.

 

Is there private waste pickup? 

Yes.  During the initial occupancy period, residents may use the moloks of the neighbouring building (Wish Building) to dispose of waste and recycling.  After the initial occupancy period for the site is complete, there will be door to door private pickup.  

 

Are there any amenities? 

No. 

 

Are there any smoking or cannabis restrictions?

No; however, any smoking or cannabis usage that becomes a nuisance to the other owners may result in further restrictions.
